Long Term Rental Programs
PMG offers two types of long term rental programs to our clients.
If you are purchasing a condominium or home for an investment and
wish to receive a specified income from your investment, you might
want to consider one of our long term rental programs.
LEASE MANAGEMENT PROGRAM:
On this program, PMG manages your property to the extent of finding
the renter, checking their credit, notifying you of a possible tenant,
and once you have approved of this tenant, we collect all rental
income and handle any problems that may arise during their six month's
or year's lease, whichever applies to that particular lease. You
will be sent a rental income check on the 15th of each month. Out
of the monthly rent, we keep 15% for the management fee. We also
require each renter to pay a month's equivalent for a security deposit.
We inspect the unit at the end of their lease and if anything needs
repair, carpets are excessively dirty and need cleaning, or the
unit itself needs extensive cleaning, these things are all deducted
from the security deposit and the balance is then refunded to the
tenant.
FINDER'S FEE PROGRAM:
On this program, PMG manages your property to the extent of finding
the renter, checking their credit, and notifying you of a possible
tenant you might consider. If you decide to go with the tenant,
our fee would consist of one month's rental income. From then on
the tenant would pay their monthly rent directly to you and you
would be responsible to handle any problems that may arise from
their lease.
